Palermo Homes has built two custom homes in Lakestone, Macdonald Development's master-planned community above Okanagan Lake. We know the design guidelines, the ARC submission rhythm, and how the District of Lake Country permit process runs. Every build starts with the view corridor, then the hillside geotech. In-house cabinetry, custom finish carpentry, and envelope details are the finish standard we bring.

Yes. Macdonald Development's Architectural Review Committee (ARC) signs off on every custom home before permits go in. They check material palette (natural stone, wood, steel, board-and-batten), roof pitch and profile, massing and height, exterior colour range, glazing ratios, and how the home sits on the lot in relation to neighbours' view corridors. It's stricter than most Okanagan communities and it's what keeps the aesthetic consistent across Waterside, Benchlands, and Highlands. ARC approval typically runs 3 to 5 weeks from a complete submission, and revisions add time. We design inside the guidelines from the first sketch, prepare the full ARC package (site plan, elevations, material board, colour selections, landscaping plan), and manage revisions with the committee. That means fewer bounces, less design cost, and no ARC surprises when it's time to break ground.
How long does a Lakestone custom home take to build?
Plan on 14 to 20 months from first design meeting to move-in. Roughly 3 to 5 months for design development and ARC approval, 2 to 3 months for District of Lake Country building permits and geotechnical assessment (longer on steep cuts and complex retaining), and 9 to 12 months of construction. Highlands and steep Benchlands lots often add another 4 to 8 weeks for retaining walls, drainage, and foundation stepping compared to flatter Waterside lots. Weather matters too. Excavation, foundations, and framing move fastest through summer, and interior finish work carries through winter without weather risk. We schedule with that seasonality in mind so critical exterior phases hit the right months.
