Palermo Homes was originally built on Lower Mainland custom homes. Our Eagle Mountain, West Abbotsford, and Verado Court projects in Abbotsford defined the company's early portfolio. Our primary market has shifted to Kelowna and the Okanagan, but we continue to take on select Lower Mainland projects for returning clients and referrals across Abbotsford, Chilliwack, and Langley.

The Lower Mainland is a different construction environment than the Okanagan. Higher rainfall, denser lots, more restrictive setbacks, and different geotech. Fifteen-plus years in Abbotsford means we know the Aquila Drive terrain, the Eagle Mountain community design guidelines, and the Fraser Valley Regional District permit rhythm.

Do you still build in the Lower Mainland?
Yes. Selectively. Our primary market is now Kelowna and the Okanagan, but we continue to take on Lower Mainland custom homes and renovations for returning clients, referrals, and the right fit. Abbotsford, Chilliwack, and Langley are all in scope.
Which Lower Mainland neighborhoods have you built in?
Eagle Mountain and West Abbotsford make up most of our Lower Mainland portfolio. The Eagle Mountain community especially, where we've completed multiple builds including our Verado Court project. Chilliwack and Langley are also in scope.
How much does a custom home cost in the Lower Mainland?
Lower Mainland custom builds typically run $600 to $1,500+ per square foot depending on lot, size, and finish. Fraser Valley lot geometry and permit costs sometimes differ from Kelowna, which we account for in day-one budgeting.
