Lot prices range from around $400K for smaller lots without direct course frontage to $1.5M plus for premium golf-course view lots with panoramic Okanagan Lake orientation. Total finished cost swings with slope, retaining, geotech, and finish level. Golf-course frontage lots often add design considerations around glazing, privacy, and course-side setbacks. We provide line-item pricing up front, break out soft costs (design, permits, geotech) from hard costs, and lock in fixed-price contracts where possible so nothing sneaks up on you mid-build.
Do Rise homes have to follow design guidelines?
The Rise carries phase-specific design covenants registered against title, plus City of Vernon zoning bylaws, hillside development permits, and standard building code. Design covenants typically cover material palette, roof pitch and profile, massing, exterior colour range, and how homes sit on the lot in relation to neighbours' view corridors and golf-course frontage. On steep cuts, geotechnical assessment and hillside development permits are typically required and can affect design (foundation type, retaining, drainage). We check every lot for registered covenants at the design stage and manage all City of Vernon submissions on your behalf.
How long does a Rise custom home take to build?
Plan on 14 to 20 months from first design meeting to move-in. Roughly 3 to 5 months for design development and any covenant reviews, 2 to 3 months for City of Vernon building permits and geotechnical assessment (longer on hillside cuts), and 9 to 12 months of construction. Steep Rise cuts often add another 4 to 8 weeks for retaining walls, drainage, and foundation stepping. Weather matters. Excavation, foundations, and framing move fastest through Okanagan summers, and interior finish work carries through winter without weather risk.
